Roof painting in Cape Town is priced by the square metre of roof area, not floor
area. A tiled roof in sound condition runs about R70 per square metre for
labour, sheeting about R80, Chromadek about R90 and a flat
concrete roof needing a waterproofing system about R120. A 120 square metre
house with a 26 degree tiled roof has roughly 133 square metres of roof, so about
R9 310 in labour.
Roof painting prices per square metre in Cape Town
These are guide rates, confirmed once the roof is measured. They cover labour
only. Coating is quoted separately against the measured area.

A rate well under R55 per square metre on a roof means one coat, no pressure wash, or no
primer on bare tile. Roofs punish all three faster than walls do.
How to work out your roof area
This is the step most quotes skip and the reason two roof prices for the same house can
differ by a third. A roof is larger than the footprint it covers, because it slopes. Multiply
the footprint by the pitch factor below.

The factor is one divided by the cosine of the pitch. Overhangs add to the figure and any
flat roof section is counted separately at the flat rate. A quote priced off the floor plan
rather than the roof plan understates a 26 degree tiled roof by 11 per cent.
How much roof paint do you need?
Roof coverage is lower than wall coverage on tile and higher on coated metal, because a
porous cement tile absorbs the first coat and a factory-coated sheet does not.

Weathered cement tile takes roughly two and a half times the paint of a Chromadek roof of
the same size. That single difference accounts for most of the gap between two honest
quotes.
What drives the cost of roof painting
- Roof area and pitch. Measured off the roof, never the floor plan. A steep
roof is both larger and slower to work on. - Material and condition. Sound painted tile is the cheapest surface to
recoat. Weathered bare cement tile needs a primer coat and drinks paint. - Broken and slipped tiles. These are replaced before coating, not painted
over. The count belongs on the quote as a separate line. - Rust on sheeting. Surface rust is wire-brushed and treated. Perforated
sheets are replaced, which is roofing work rather than painting. - Access and safety. A single-storey tiled roof is walked. A steep or
double-storey roof needs roof ladders, harness points or scaffold, and that is a real line
item.

When a roof can be painted in Cape Town
Roofs carry a narrower weather window than walls, for three reasons specific to this
climate.
- Winter rain, May to August. A roof coating needs a dry surface going on
and a dry spell to cure. Cape winter fronts arrive faster than a full roof can be finished. - Dew on metal, year round. A steel roof holds condensation until mid
morning. Coating over it traps moisture under the film. Work starts once the sheet is dry to
the touch, which on a south-facing pitch can be several hours after sunrise. - The southeaster, October to March. Sustained wind rules out spraying and
carries overspray onto neighbouring property. Roller and brush work continues; spray does
not.
The reliable windows in the Western Cape are early spring and autumn. Surface temperature
matters more than air temperature: acrylic roof coatings want a surface between about 10 and
35 degrees, which on a dark tile in midsummer means starting early and stopping by midday.

The north-facing pitch fades first everywhere in the Western Cape. The south-facing pitch
grows lichen first. A roof often needs the two treated differently in the same visit.
