What Wellington property is like to paint
Wellington mixes older town stock around the centre with agricultural buildings and newer residential development. The property mix is town houses, farm and agricultural buildings, and newer housing.

What Wellington weather does to an exterior

Across Cape Winelands the practical consequence is heat movement opening cracks, and moisture trapped behind non-breathable coatings, and a repaint interval of six to eight years on cement plaster, less on lime. A coating put on over a failing one fails at the rate of the layer underneath it, not at its own — which is why the preparation, not the paint, usually decides how long the job lasts.
The work itself

- Breathable systems on lime plaster where the building is old enough to need them — which in this part of the province is often.

- Roof — tile, corrugated and IBR, cleaned and treated first.
Two coats over a prepared surface is standard. A litre covers roughly 6 to 8 square metres per coat on smooth plaster and 4 to 5 on rough or porous work. Inland the working window is the real constraint: a wall in direct afternoon sun in midsummer is too hot to take paint properly, so elevations are worked in the order the sun leaves them. Between coats 4 to 6 hours is usually enough in this heat, and a full cure takes about 7 days.
Getting a written price
Painting is priced on area, surface condition and the number of coats, so nobody can give you an honest Wellington figure over the phone without seeing the surfaces.
The quote states the square metres measured, the crack repair and preparation included, the system specified and the number of coats. Boundary walls and outbuildings are measured and listed separately — on stands this size they are often a larger area than the house.
